★☆ HOUSE RULES/THINGS TO NOTE ☆★ As your host, it’s our goal to make your stay as comfortable as it can possibly be. Our mission is to help our guests create beautiful memories with our cozy home. For an optimal experience for us both, we’ve spelled out some house rules. Thank you in advance. We truly appreciate appreciate your cooperation! Rules ☀ Swimming isn't allowed since the current is too dangerous. ☀ Your safety is a main concern and our insurance will only allow a MAXIMUM OF 10 GUESTS. If you have a large group, message me with an inquiry and I can tell you how to proceed when booking. Only the guests noted in the booking are allowed on the premises. After 6 guests, there will be a fee of $15/person per night. Unregistered/unmentioned guests will be billed at the price of $50/person/night. ☀ Do not flush anything other than toilet paper and natural waste. Do not flush paper towels, feminine products or even wipes that claim to be flushable. Guests will be charged for any plumbing damages caused by not following this rule. You must clean your own dishes, otherwise a $25 cleaning fee will be added to your booking. This fee does not apply to dishes left in the dishwasher upon checkout. There is detergent for you to use in the dishwasher and dawn for hand-washing as well. ☀ Please turn off the A/C/heat when you’re away. ☀ No parties or events. If you throw a party, an extra cleaning fee charge of $500 will be added to your booking and you may be asked to leave the property early. ☀ Check-in is at 4PM or after by using the code on the door and check-out is at 10AM. You will be charged an additional $25 for every 15 minutes late for check out unless pre-approved by the host. ☀ Please do not eat in the bedrooms. ☀ Please respect the community and refrain from making excessive noise past 11PM. ☀ There is absolutely NO SMOKING or VAPING. There is to be NO tobacco, marijuana, nicotine, or other illicit drug use in the home or on the decks/lawn of this property. There will be a $250 fee (up to $1,000) for smoking on our property (including outside) ☀ There are exterior security cameras present on the home for security and guest safety. Do not move or tamper with them. ☀ The maximum occupancy is 10 and of those, no more than 8 can be adults. INFANTS WILL COUNT ABOVE THE MAX OCCUPANCY. Message me for details/I may allow more for additional fee. ☀ Twin top bunk bed is for children only. Guest will be responsible for any damage from adults sleeping on twin bed. If damage is severe enough to warrant more than our usual cleaning, you will be charged an additional $100-200 to cover the cost of our cleaning services plus the cost to replace items. We are parents and understand that life happens and a cup gets broken or a book gets ripped, but if something major happens (TV or furniture gets broken, mattresses get ruined, you decide to take the towels with you, etc. please know that we will charge you the exact price to replace each item.) For your convenience, we have left detergent for both the dishwasher and washing machine. We ask that you please put all dirty dishes in the dishwasher and start it before you leave. Please put all used towels/wash cloths on the bathroom floor before you leave. Please take all bags of trash out to the outside trash bin. Due to local sanitation rules, do not dispose of diapers into the outside trash unless they have been placed in a bag first. Do not strip the beds or worry about remaking them. Our cleaners will take care of all of that. Lock all windows and doors and return the key to the lockbox (if using) when your stay is finished. It is asked that guests not touch/use any owners' property in the garage. If you see something in there you really need, please ask. If anything is broken or damaged or simply isn't working properly, please report it to us ASAP so we can lead you through the steps on how to work it (like the TV) or we can replace whatever is damaged before our next guests arrive. The metal barge dock has some inherent safety risks associated with it. There are places that one could fall and get injured. We ask that no children under 10 be on the dock and every person uses the private dock at their own risk. There is a large public dock at the park about a 10 minute walk away that is much better suited for children. Our property runs into the Ohio River. The current is strong and will take you under. Swimming from our property line is dangerous and not permitted. Please do not flush tampons or any other non-flushable items. Signs are posted in the bathrooms as a reminder. If a plumbing issue arises and it is determined that tampons or other prohibited items have been flushed, the guest responsible will be held accountable for the repair costs. We want your stay to be comfortable and ask that if you have issues, you let us try to rectify them. If you find issues or faults with the listing that you believe are consequential to your stay that provide a "less than desirable" situation for you and your party, it is incumbent to make these issues or faults known to the host. You agree to make these known to the host and that you will give the host a chance to rectify the situation. If you do not make these issues known to the host during your stay, or do not allow the host or designee to enter the home to rectify the situation during your stay, you forfeit all claims to a discount, refund, or cancellation of the reservation and agree not to seek them with the host or through Airbnb customer support. It is always recommended that you get travel insurance for unforeseen circumstances. When you book our house, it is reserved to you and you only. We will abide by our refund/cancellation policy in every circumstance. If you're planning to bring pets, please be aware that there is a $100 fee associated with each pet. Please have safe travels, and contact us with any questions you might have. We look forward to having you at our Waterfront Oasis! Entry to the home on the day of check-in will be through the use of a key code. For the safety of all of our guests, this key code and directions on how to use it will be sent 1 hour prior to your check in time.
